Bali · Your property project

Your property project in Bali.

To prepare a property project in Bali, start with your intended use of the property, your periods of presence and your overall budget. The choice of a villa comes next, with the examination of its surroundings, the rights offered and the management conditions.

Let’s talk about your project

An island where architecture opens onto nature. In Bali, your search may begin with a villa for your stays, a place to live or a rental project. We start from your intended use to define the areas and properties to study.

First a use, then an address

A villa for a few weeks’ holiday, a regular place to live and a project intended for letting are not chosen in the same way. Describe an ordinary week on site: travel, work, leisure and the people you host. This projection brings out the essential criteria and those on which you can remain flexible.

Ubud, the coast: exploring different living environments

Ubud lies inland in Bali and stands out for its environment of rice paddies and its cultural life. A project oriented towards the beach meets a different daily life. Beyond the name of an area, compare the actual access to the house, the useful services and the journeys at the times when you will make them.

Examining a villa in its surroundings

Ask to see the interior spaces, the outdoor areas and the immediate neighbourhood. Note the access conditions, the ventilation, the equipment, the upkeep of the pool and any nearby works. A structured video tour helps prepare a visit on site; on its own, it does not allow the technical condition of the property to be verified.

Building a budget that covers what follows

Gather separately the price presented, the fees announced, the furnishing, the upkeep and the management. For each line, indicate the source of the amount and what remains to be confirmed. If you are considering letting, ask for the assumptions behind any projection and also allow for the expenses during periods without an occupant.

Having the rights and commitments documented

Before committing, have the contracts, the rights attached to the property, their duration and the conditions of use examined by an independent local professional. Identify the seller, the contacts and the documents to obtain. The possibilities differ according to the property and your situation: a commercial offer is not enough to describe what you are acquiring.

Preparing your first exchange with JL Home

State your objective, your areas of interest, your timeline and your envisaged budget. Add the points that currently prevent you from deciding. Jonathan Lombi can then begin the exchange with a clear reading of your project and organise the questions to explore further before comparing properties.

Your questions

A few pointers to move forward.

Where to start for a property project in Bali?

Start by defining your intended use, your overall budget and your periods of presence. You can then compare areas and request the documents for the properties that match these criteria.

Are the villas shown on this site for sale?

The large destination photograph is a mood image. The cards bearing a development name present projects from the JL Home catalogue, with partner visuals. The prices, availability and conditions for each property are to be confirmed on request.

Can a Bali project be prepared remotely?

Yes, the initial criteria, discussions and video viewings can be prepared remotely. The technical and contractual checks then require documents and, depending on the case, independent on-site actions.
