Between the energy of the cities and the gentleness of the coast, Thailand offers very different living environments. Your project takes shape around your presence on site, your everyday needs and the level of management you are looking for.
A destination to choose according to your daily life
An apartment in the city, a residence near the sea and a villa correspond to distinct uses. Specify how much time you expect to spend on site, with whom and at which period. Access to services, travel and the possibility of having the property managed then become concrete criteria, in the same way as the floor area.
Phuket: looking beyond the sea view
Phuket is an island in the south of Thailand, on the Andaman Sea. Its beaches and districts offer different atmospheres. To compare two addresses, look at the access, the surrounding services and the journeys required for your daily life. A beautiful view does not tell you everything about how a place to live functions.

Apartment or villa: clarify what you manage
In a residence, find out about the common areas, the services, the rules of use and their cost. For a villa, identify the maintenance needs specific to the building and the outdoor areas. In both cases, have it specified what is included in the price, what falls under a separate contract and the possibilities of changing provider.
Compare expenses on the same basis
Ask for the available information concerning the charges, the insurance, the fit-out and the management. Distinguish recurring costs from one-off fees and keep the answers in writing. If the property is to be let for part of the year, include your own occupancy dates in the study: they influence the periods when the property can be offered.
Verify the property and the buyer’s situation
The file must specify the property concerned, the rights on offer and the terms of the contract. Have their compatibility with your situation and your use verified by independent local professionals. In the case of construction, also ask for the specification of works, the contractual schedule and the written commitments of each party.
Give a clear shape to your search
Prepare a short list of essential criteria and another of preferences. Add your schedule, your intended budget and the documents already received. During the first exchange with Jonathan Lombi, this basis makes it possible to compare the options in a coherent way and to identify the questions still open before any decision.
Your questions
A few pointers to move forward.
What type of property should you look for in Thailand?
The type of property depends on your use and the management you are looking for. An apartment in a residence, a pied-à-terre and a villa must be compared on their services, their charges and their conditions of use.
How can you estimate the overall budget for the project?
Gather the price, the stated acquisition fees, the fit-out and the recurring expenses. Ask for the source of each amount and have the missing items confirmed before committing.
Can JL Home present a guaranteed return?
This page presents no guaranteed return. Any rental study must specify its assumptions, its costs and its limits. It does not replace an examination of the property and its management.
