Why buy in Sanur, the calm and family-friendly side of Bali?

Sanur appeals for its relaxed pace, its sheltered coastline and its everyday amenities. It is an area suited both to regular living and to a letting project. Before choosing, define how you will use the property, then have the rights and contracts examined by an independent local professional.

Sanur holds a place of its own on Bali's east coast. People come here for a more relaxed pace, a sheltered coastline and a neighbourhood life that remains easy to read. Before comparing villas, start with how you will use the property, the periods you will be present and your overall budget.

Sanur, a distinctive living environment on the east coast

Sanur stands apart from Bali's busiest areas thanks to its peaceful atmosphere. The seafront is lined with a long promenade, and the sheltered lagoon offers calm water that families appreciate. The streets keep a human scale, with shops, cafés and everyday amenities within easy reach. This atmosphere attracts both people wishing to settle for the long term and those looking for a base for regular stays. The neighbourhood is not static, however: footfall varies according to the seasons and the particular addresses. Before deciding, picture an ordinary week there. Where would you go, at what times, with whom? This projection brings out the essential criteria and those on which you can remain flexible. An address that seems quiet may hide longer journeys than expected to school, a doctor's surgery or the airport. Check these distances at the times when you would actually be making them.

Living in Sanur or preparing a letting project

A personal residence and a letting activity are not prepared in the same way. To live there, you will give weight to the neighbourhood, the light, the natural ventilation, the outdoor spaces and the upkeep of the pool. Proximity to amenities matters as much as the villa's appearance. For a letting project, other elements come into play: zoning, building and use permits, activity licences, insurance, the management contract and the recipient of the income. If a letting projection is presented to you, ask for the assumptions behind it, and also allow for the costs during periods with no occupant. Take no letting performance for granted: results depend on the exact location, the management and a context that changes over time. Sanur lends itself to both uses, but the same property will not necessarily serve both equally well. Define your model before comparing, as it guides the choice of address, villa and legal framework.

The rights attached to the property: the central question

In Bali, the most important point is not the name of a neighbourhood, but the rights you actually acquire. A foreign person does not hold Hak Milik directly, the land title in principle reserved for Indonesian citizens. Depending on the project, one may consider a lease, a Hak Pakai or a company structure combined with a suitable right. These routes do not confer the same rights, nor the same duration. For a lease, check the owner, the underlying title, the building or subletting rights, and the conditions for assignment and termination. An announced renewal must be assessed separately from the right already acquired. Hak Pakai is a regulated right of use, access to which depends in particular on your immigration documents and on regulatory limits. A PT PMA, an Indonesian foreign-investment company, answers a genuine business project and not a mere administrative wrapper. In all cases, have the contracts and rights examined by an independent local lawyer or notary before committing. We rule out the use of a nominee intended to circumvent the restrictions. The rules change and must be confirmed on a case-by-case basis.

Assessing a Sanur villa within its surroundings

A fine villa cannot be judged on its photos alone. Ask to see the interior spaces, the outdoor areas and the immediate neighbourhood. Note the access conditions, the ventilation, the fixtures, the upkeep of the pool and any nearby works. In Sanur, sea humidity and sunshine affect a property's condition: observe the orientation, the shading and the exposure to wind. A structured video tour helps to prepare a visit on site. On its own, it does not allow the technical condition of the property to be verified. The first criteria, exchanges and video tours can be prepared remotely, but the technical and contractual checks then require documents and, depending on the case, independent work on site. Among the developments that JL Home International presents in this area is Magnum Resort Sanur. As with any project in the catalogue, the visuals convey an atmosphere: availability and the conditions of each property are to be confirmed on request, and the rights offered must be documented before any decision.

Building a budget that covers what follows

A project in Sanur is not summed up by the price presented. Gather separately the stated fees, the furnishing, the upkeep and the management. For each line, state the source of the amount and what remains to be confirmed. This method avoids unpleasant surprises after the purchase. On the financing side, the options to compare from France are the available contribution, documented family support and a loan accepted by a French bank. A guarantee on your assets in France may be considered depending on your situation. Do not assume that a local mortgage will be available to a non-resident French buyer: some Indonesian banking offers require nationality and residence on site. Any other proposal must be the subject of a written agreement. If a development offers a payment schedule, have the calls for funds, the protection of deposits, and the late-payment and termination conditions reviewed before paying. Staggering spreads out the outlays, but the protection of your funds depends on the contracts and guarantees actually put in place. Allow for a cash reserve and test the repayment without relying on constant letting occupancy.

Taxation, income and preparation with JL Home

If your project includes letting, the tax advice must identify what you actually receive: personal rental income, operating profit, dividends or interest paid by a company. The France–Indonesia convention and your tax residence then determine the French treatment and the possible elimination of double taxation. Keep contracts, payment statements and proof of the local tax. No universal net treatment applies to a villa or a company. With you, we organise the complete budget, the payment schedule and the comparison between the rights offered in Sanur. Your list of questions covers the lease or title, the permits, the management charges, personal use and the exit. The independent lawyer checks the rights and the contract, the tax adviser analyses the flows, the bank decides on the financing. For a first conversation, state your objective, your areas of interest in Bali, your timetable and the budget you have in mind. Add the points that are currently preventing you from deciding. Jonathan Lombi can then begin with a clear reading of your project and organise the questions to explore in depth before comparing properties.
