Canggu, Berawa and Umalas now form one of Bali's most sought-after areas. Three neighbouring addresses, but three distinct atmospheres. Here are some concrete points of reference to compare, beyond the name of an area, what really matters to your project.
One area, three different atmospheres
People often speak of "Canggu" as a single whole. In reality, Canggu, Berawa and Umalas suit different daily lives. Canggu is characterised by a lively atmosphere, cafés, co-working spaces and direct access to the ocean. Berawa extends this vibrancy while offering slightly quieter streets as you move away from the beach. Umalas lies a little further back, in a more residential setting, valued for its relative tranquillity and its routes to the rest of southern Bali. Before settling on an address, describe an ordinary week on site: where you work, where you do your shopping, at what time you head to the beach or the centre. This projection reveals the essential criteria and those on which you can remain flexible. The name of the neighbourhood is not enough: it is the precise location of the villa, down to a few streets, that changes your day-to-day experience.
Why this area concentrates demand
The strong demand for Canggu, Berawa and Umalas can be explained by a combination of factors. Access to the ocean, the density of amenities, the presence of an international community and the variety of property on offer attract very different profiles: year-round residents, regular visitors and those with accommodation projects. This appeal has a flip side. Journeys can lengthen at busy times, some roads remain narrow and neighbouring building works are frequent in an area that is changing fast. So identify the actual access conditions to the house, the state of the roads used and the works under way around the property. A location very exposed to the buzz does not offer the same comfort as a residential street a few hundred metres away. Ask yourself too about how the immediate neighbourhood will evolve: what you like today may change with future construction. A pleasant villa is always judged within its surroundings, not solely on its plans or its mood photographs.
Developments presented by JL Home in the area
In this area, JL Home International presents several developments from its catalogue. In Berawa, the Magnum Resort Berawa development follows a serviced-residence approach, close to the neighbourhood's amenities. In Umalas, The Umalas Signature and The Umalas Signature Villas offer a more residential setting, away from the densest vibrancy. These names correspond to projects whose visuals come from partners. Availability, conditions and the amounts for each property are to be confirmed on request; a sales formula never on its own describes what you are actually acquiring. For each development, ask about the right offered, its duration, the permitted use and the management arrangements. One neighbourhood may bring together properties intended for personal use and others designed for an accommodation business. These two approaches are not prepared in the same way and do not give rise to the same obligations. Do not infer a particular right over the land from the term "villa" or "resort": it is the registered title that is authoritative.
The rights attached to the property: the central question
In Bali as elsewhere in Indonesia, a foreign person does not directly hold the Hak Milik, a land title in principle reserved for Indonesian citizens. Depending on the project and your situation, several routes may be considered: a lease of use for a defined period, a Hak Pakai subject to conditions, or a company structure holding a right to build limited in time. These routes do not confer the same rights, nor the same duration, nor the same possibilities for transfer. In a high-demand area, it is tempting to move quickly. On the contrary, take the time to have the contracts examined by an independent local lawyer or notary. Check the owner, the underlying title, the construction or sub-letting rights, the conditions for termination and transfer. An announced renewal must be analysed separately from the right already acquired: do not treat it as already secured until it is documented. We rule out on principle any use of a nominee intended to circumvent the restrictions. The rules evolve and must be confirmed at the time of your project.
Live in it or operate it: clarifying your model
A personal residence and an accommodation business do not call for the same preparation. If you are aiming for personal use, focus on comfort, ventilation, pool maintenance, access and the tranquillity you are seeking. If you are considering letting, the focus shifts to zoning, construction and use permits, business licences, insurance, the management contract and identifying who receives the income. Setting up a company alone does not replace the permits required to operate. Do not assume any outcome: occupancy, resale or any income depend on many factors that no one controls. So build a budget that distinguishes the price presented, the fees announced, the furnishings, maintenance and management, specifying for each line the source of the amount and what remains to be confirmed. Also allow for expenses during periods without an occupant. On the tax side, advice should identify what you actually receive and take into account the France–Indonesia convention and your tax residence.
Preparing your project, remotely and then on site
You can set a great deal in motion remotely. The initial criteria, the exchanges and structured video viewings allow you to frame your project and prepare an on-site visit. A video helps you understand the layout of a villa and its surroundings, but it does not replace the technical inspection of the property or the examination of the documents. To make useful progress, state your objective, your addresses of interest between Canggu, Berawa and Umalas, your timescale and your envisaged budget. Add the points that are currently preventing you from deciding. Jonathan Lombi can then organise the questions to explore further before comparing properties. Then everyone plays their part: the independent lawyer checks the rights and the contract, the tax adviser analyses the flows, the bank decides on the financing. In our comparisons, the remaining duration of the right remains an essential point, without valuing an uncertain renewal as if it were secured. This area is attractive and dynamic; methodical preparation allows you to move forward there with clear points of reference rather than at the pace of the market.
To check before choosing
- Define your use: holidays, regular living or letting
- Compare actual access, journeys and amenities by address
- Have the right offered, its duration and the permitted use examined
- Document the management, maintenance and ongoing charges
- Allow for a budget that also covers periods without an occupant
- Confirm the planning and letting rules with a local lawyer
