How to choose your area in Bali between Canggu, Uluwatu, Ubud and Sanur?

Start from your use of the property, your periods of presence and your actual journeys. Canggu, Uluwatu, Ubud and Sanur correspond to different daily lives. Compare access to the house, the useful services and the environment before looking at a specific villa.

Bali is not summed up by a single postcard. Canggu, Uluwatu, Ubud and Sanur shape very different daily lives. Before comparing villas, it is helpful to clarify what you expect from an ordinary day on the ground. This marker then guides the choice of an address, followed by an examination of the rights and the budget.

First a use, then an address

The starting point is not an area, but your use of the property. A villa for a few weeks of holidays, a regular place to live and a project intended for letting are not chosen in the same way. Take the time to describe an ordinary week on the ground. Where do you work if you work remotely? What are your leisure activities, your journeys, the people you host? This projection brings out the essential criteria and those on which you can remain flexible. This work avoids a common mistake: choosing an address for its image, then finding that it does not match your rhythm. A lively area is appealing on holiday but tiring day to day. A quiet area is restful but requires long journeys for services. There is no best area in absolute terms. There is an area consistent with your use, your schedule of presence and your overall budget. It is this consistency that you are seeking to verify, not a ranking.

Canggu: a daily life geared towards activity and the coast

Canggu attracts people who want a dynamic setting, close to the coast, with a range of services geared towards an international population. You will find café life, workspaces, shops and a steady footfall. For anyone wishing for an active rhythm and proximity to other residents from elsewhere, this atmosphere may suit. This dynamism has a downside. Traffic can be heavy, and journeys that seem short on a map sometimes take much longer depending on the time of day. This is why you should compare the actual access to the house, and not the theoretical distance. Mentally test your journeys at the times when you will make them: in the morning, at the end of the day, at the weekend. Also look at the immediate environment of the villa: neighbours, any building works, nuisances. An appealing area may have nearby works that change daily life for months. These elements can be checked on the ground or, in preparation, through a structured video tour that does not replace a technical inspection.

Uluwatu: heights, cliffs and a more spread-out life

Uluwatu, in the south of the island, is characterised by its cliffs, its viewpoints and an atmosphere more geared towards nature and seaside activities. Housing there is often more dispersed. This can offer calm and space, but means thinking about distances. The useful services, the everyday shops and the places you frequent may be further apart from one another. If you are considering this area, list precisely what you need day to day and check the actual access to each of these points. Also think about the road leading to the villa: its condition, its practicability, how easy it is to receive guests or service providers. For a regular place to live, the question of repeated journeys becomes central. For an occasional stay, distance is experienced differently. Here again, the use you are aiming for guides the decision, more than the beauty of a panorama seen only once.

Ubud: the interior, the rice paddies and a cultural life

Ubud is located in the interior of Bali and stands out for its rice-paddy environment and its cultural life. The atmosphere differs markedly from the coast. People come here seeking calm, nature, a more settled kind of rhythm. For certain life or recharging projects, this area matches a specific expectation. A project in Ubud answers a different daily life from a project geared towards the beach. If the sea matters in your use, the distance from the coast will be felt. Conversely, if you prefer a green setting and a local life, Ubud may meet your need. As elsewhere, examine access to the house, ventilation, the upkeep of the outdoor areas and the pool, the immediate neighbourhood. The indoor climate, the humidity and the exposure deserve attention. A place that is peaceful in the photos may reveal practical constraints once you live there day to day. Visiting remains the best way to confirm these impressions.

Sanur: a more family-oriented and more regular rhythm

Sanur often presents a more settled face, appreciated for a regular daily life. The atmosphere there is generally less intense than in the busiest areas, which can suit a long-term life project or repeated stays. Journeys, organisation and access to services are considered within this logic of regularity. As with the other areas, do not stop at the name of the place. Compare the actual access to the house, the services you will really use and the journeys at the relevant times. Observe the immediate environment of the villa and its upkeep. Ask to see the indoor spaces, the outdoor areas and the neighbourhood. Note the access conditions, the facilities and any nearby works. These checks apply whatever the area chosen: they protect your project better than a district's reputation.

After the area: rights, budget and checks

Once the area is consistent with your use, the work continues. The name of an address describes neither your rights, nor your obligations, nor your budget. Gather separately the price presented, the announced fees, the furnishings, the upkeep and the management. For each line, indicate the source of the amount and what remains to be confirmed. If you are considering letting, ask for the assumptions behind any projection and also plan for the expenses during periods without an occupant. No rental occupancy should be taken for granted. The rights attached to a property in Bali vary: a lease, a regulated right of use or a company structure do not confer the same possibilities. A foreigner does not directly hold the land title reserved for Indonesian citizens. Before any commitment, have the contracts, the rights, their duration and the conditions of use examined by an independent local lawyer or notary. A tax adviser then analyses the flows according to your situation and your residence. The rules change and must be confirmed on a case-by-case basis. For the detailed amounts and mechanisms, rely on the site's guides and on the relevant professionals. To prepare for a first discussion with JL Home, state your objective, your areas of interest, your timeline and your intended budget. Add the points that currently prevent you from deciding. Jonathan Lombi can then organise the questions to explore further before comparing properties.

Before settling on an area

  • Describe an ordinary week on the ground: work, leisure, people hosted
  • Note your journeys at the times when you will actually make them
  • Check the concrete access to the house, not just the name of the district
  • Distinguish between a holiday stay, a regular place to live and a letting project
  • Have the rights attached to the property confirmed by an independent local professional
  • Compare the immediate environment: neighbours, noise, nearby works
