Are Lovina and northern Bali suited to your property project?

Northern Bali, around Lovina, offers a more relaxed pace than the south. Before any decision, clarify your intended use, actual access to the property and the rights attached to it. Have the title and permits confirmed by an independent local professional.

Northern Bali appeals to those seeking a different pace. Around Lovina, the coastline becomes quieter, far from the bustle of the south. For a property project, this setting opens up other possibilities, but calls for careful preparation. Here are some points of reference to help you frame your criteria and ask the right questions.

A setting different from the south of the island

Southern Bali concentrates the best-known and busiest areas. The north follows a different logic. Around Lovina, the coast stretches out facing an often calm sea, with villages, hot springs and a mountainous hinterland. The atmosphere is more laid-back, the days slower. This face of the island appeals to people seeking a quiet daily life rather than a lively nightlife. Before picturing yourself there, describe an ordinary week on site. How do you get around? Which services do you use regularly? Who do you welcome? This exercise brings out the criteria on which you cannot compromise and those where you retain some flexibility. The name of an area is not enough: it is your use that should guide the choice of a location. A regular home, a holiday residence or a project geared towards letting are not prepared in the same way, even in an area as endearing as the north.

Lovina: access, journeys and everyday services

Northern Bali lies at some distance from the international airport, which is in the south. Journeys involve mountain roads, whose duration varies with the time of day and conditions. This point deserves particular attention if you plan frequent trips or if you intend to welcome visitors. Beyond the time shown on a map, assess the actual access to the house: the state of the road, the final stretch, parking, proximity to shops and healthcare. Also check the availability of the services that matter to you throughout the seasons. Lovina remains a lively area, with its markets, restaurants and sea-related activities, but what is on offer differs from that of the southern hubs. If calm is precisely what you are looking for, this relative distance becomes an asset. It must nonetheless be weighed honestly, according to how much time you spend there. A stay of a few weeks a year and a permanent move do not tolerate the same journey constraints.

Examining a villa in its surroundings

A fine photograph is no substitute for careful observation of the property and its immediate surroundings. Ask to see the interior spaces, the outdoor areas and what surrounds the house. In the north, proximity to the sea, to the terrain or to still-undeveloped plots influences comfort and the possible evolution of the setting. Note the access conditions, the ventilation, the sunlight, the upkeep of the pool and any works planned nearby. A well-prepared video viewing helps you frame your questions and arrange a visit on site. It does not, on its own, allow you to verify the technical condition of the property. Concrete checks, whether they concern the structure, the water, the electricity or damp, are carried out using documents and, depending on the case, independent interventions on site. In a more humid area or one more exposed to the climate, this technical vigilance is all the more meaningful. The Aura Wellness Resort development, in Lovina, illustrates the type of project presented in this area: its environment, its rights and its management conditions are to be examined on a case-by-case basis, as with any property.

Rights attached to the property: the central question

As everywhere in Bali, the nature of the right you acquire takes precedence over the appearance of the property. A foreign individual does not directly hold the Hak Milik, a land title in principle reserved for Indonesian citizens. Depending on the project and your situation, one may consider a lease, a Hak Pakai subject to conditions, or a corporate structure with a suitable right such as the Hak Guna Bangunan through a PT PMA. These routes do not confer the same rights or the same duration. A leasehold corresponds to a contract of use for a defined period: check the owner, the underlying title, the construction or subletting rights, the assignment and the end-of-term conditions. An announced renewal is to be assessed separately from the right already acquired. Never infer from an advertisement saying “ownership” a perpetual possession of the land or a permit for tourist letting. We rule out any use of a nominee. Before you commit, have the contracts, the rights and their duration examined by an independent local notary or lawyer. The rules evolve and must be confirmed at the time of your project.

Living in or letting: clarifying the model before costing

A personal residence and an accommodation business are not prepared in the same way in northern Bali. If you intend to welcome travellers, several elements must be confirmed: the zoning, the construction and use permits, the business licences, the insurance, the management contract and the recipient of the revenue. Setting up a PT PMA does not replace these permits: it responds to a genuine project and to investment and operating conditions. If you are offered shares rather than a direct property right, also ask for the accounts, the debts, the powers of the directors and the exit arrangements. On the budget side, gather separately the stated price, the announced fees, the furnishing, the upkeep and the management, indicating for each line the source of the amount and what remains to be confirmed. Allow for expenses during periods without an occupant. Any projection rests on assumptions: ask which ones. We make no promise as to any letting or resale outcome, and we keep the remaining duration of the right as an essential point of any simulation.

Preparing your discussion with JL Home

To move forward with peace of mind on a project in northern Bali, first gather a few simple elements. State your objective, your areas of interest, your timeline and the budget you envisage. Add the points that are currently preventing you from deciding: a question about the rights, about journeys, about management or about financing. These details make it possible to begin the discussion with a clear reading of your situation and to organise the checks to be carried out. On the financing side, the options to compare remain the available deposit, documented family assistance and a loan approved by a French bank. Do not assume that a local loan will be available to a non-resident buyer. A prudent starting scenario keeps a cash reserve and tests the repayments without relying on constant occupancy. Finally, each party keeps its role: the independent lawyer checks the rights and the contract, the tax adviser analyses the flows in the light of the France–Indonesia convention and your tax residence, the bank decides on the financing. Lovina can offer a precious living environment, provided the project is built on documented foundations.
